What Does $350,000–$450,000 Buy You in Kyle vs. Buda, Texas in 2026?
If you’re looking for a home south of Austin with a budget somewhere between $350,000 and $450,000, chances are two cities are going to come up pretty quickly: Kyle and Buda.
They’re neighbors. They’re both along the I-35 corridor. And both give you relatively easy access to Austin and San Marcos.
But when it comes to what your money actually buys, they’re not quite the same.
So, if I had $350,000–$450,000 to spend today, here’s how I’d look at Kyle vs. Buda.
First, There’s a Pretty Big Price Difference
As of May 2026, the median sale price in Kyle was approximately $302,000, while Buda’s was approximately $411,000.
That means a $400,000 budget puts you well above the current median sale price in Kyle, but almost directly in the middle of the market in Buda.
And that changes what you can expect from your search.
What $350,000–$450,000 Can Buy in Kyle
Kyle generally gives buyers more house for the money.
At this price point, buyers may find:
- Larger floor plans
- Four-bedroom homes
- Newer construction
- More choices among master-planned communities
- Homes with upgraded kitchens and finishes
- Larger or more functional yards
- Amenity-heavy neighborhoods with pools, trails, parks, and playgrounds
There is also significant new-construction competition around Kyle. That matters because builders may offer incentives such as closing-cost assistance or interest-rate promotions that aren’t normally available on resale homes.
For buyers primarily concerned with square footage and value, Kyle deserves a serious look.
What $350,000–$450,000 Can Buy in Buda
Buda is a little different.
With a median sale price around $411,000, this budget puts you right around the heart of the market.
You’ll still find plenty of attractive homes, including relatively new construction and homes in established neighborhoods. However, you may have to compromise on square footage, lot size, upgrades, or age compared with what the same money might buy a few miles south in Kyle.
Buda also has several new-construction options, particularly in larger communities such as Sunfield and other developments around the city.
For some buyers, however, Buda’s location and overall feel justify paying a little more.
What About New Construction?
This is where the comparison gets interesting.
Both cities have new construction, but buyers shouldn’t compare homes based only on the advertised sales price.
Builders frequently compete using incentives.
One builder might offer a lower price. Another might contribute toward closing costs. Another might offer financing incentives through its preferred lender.
A $385,000 home with a strong financing incentive could potentially make more sense for a buyer than a $370,000 home without one.
That’s why I recommend comparing the total deal, not just the number on the sign.

Kyle vs. Buda: Which Gives You More for Your Money?
If your priority is getting the most house possible for your budget, I’d start in Kyle.
If you’re willing to potentially sacrifice some house or lot size to be closer to Austin and in Buda, then Buda may be worth the premium.
But there’s another option people sometimes overlook:
Look at both.
They’re close enough geographically that there’s really no reason to eliminate one before seeing what your budget can actually buy.
A buyer might walk into the search convinced they want Buda and discover a Kyle house they love.
Or they might find that the smaller Buda home is worth it because they prefer the location or neighborhood.
So…Kyle or Buda?
There’s no universal winner.
Choose Kyle if: getting more house for your money, newer construction, and having more options within your budget are higher priorities.
Choose Buda if: location, proximity to Austin, and the Buda community itself are worth potentially paying more per square foot.
And if your budget is between $350,000 and $450,000, you’re in an interesting position because you can realistically shop both markets.
The best way to decide isn’t by looking at averages.
It’s seeing the houses.
